Melanie St Franc is a multifamily syndicator, real estate investor, licensed Realtor®, and financial professional based in Providence, Rhode Island. She is the Managing Member of Renovation Boomers, LLC, specializing in value-add multifamily investments and Class B and C properties with strong cash-flow potential. Melanie brings over 11 years of experience in financial services and accounting, serving as the sole registered investment assistant at a boutique firm where she manages investment administrative work, consulting, billing, and now personal tax preparation. Her disciplined, conservative approach to underwriting, cash-flow analysis, and risk management is informed by her background in international business and her MBA in Financial Services Management from Johnson & Wales University.

Melanie’s educational path was unique: she skipped her senior year of high school to attend college early, completing her Bachelor of Business Administration in International Business with a concentration in Financial Services Management, and seamlessly blending her Master’s degree in Financial Services Management during her final undergraduate year. While in college, she also taught Pilates and personal training. After graduating in 2013, she married and started a family, which inspired her to transition from fitness instruction to a professional career in finance. She has been with the same accounting firm for over a decade, adapting and expanding her responsibilities while working remotely for the past six years.

Melanie’s entrepreneurial journey in real estate began in 2019 with a mentorship program in single-family flips, leading to several successful residential projects. In May 2025, she became a licensed Realtor®, allowing her to take control of her own deals. Most recently, she joined a year-long multifamily mentorship program focused on 20+ unit apartment buildings, where she is currently specializing in investor relations—building connections nationwide, managing social media outreach, and meeting potential investors through her CRM system. Family remains central to her life: she is a devoted Christian, wife, and mother to three children, and her values of faith, integrity, and stewardship guide both her professional decisions and her commitment to strengthening communities through responsible real estate investment.

What are the biggest challenges or opportunities in your field right now?

Challenges: breaking into multifamily investing without a prior deal and managing time for required education and underwriting work. Opportunities: a potential influx of multifamily properties coming to market as mortgages come due, creating buying opportunities for those with prepared teams.
